The property is comprised of a 46.07+/‐ acre off‐airport parking lot located in the northeast quadrant of Tower Road and Peña Boulevard, approximately 7+/‐ miles west of Denver International Airport, and about 19+/‐ miles northeast of the Denver CBD. The subject was originally constructed in 2010 and features a 27,500 square foot drive‐through staging / reception area (with administrative offices), a 140,422 square foot valet parking area and a 308,618 square foot covered parking area. The subject features 4,201 parking spaces, inclusive of 479 indoor valet spaces, 1,022 covered parking spaces and 2,700 open parking spaces. The valet and covered parking areas are of metal framed, “unwalled” canopy construction. The project also includes asphalt paving, access gats, a ticket booth, and a car wash.
